Richard R. Pergolis has been engaged in the real estate profession on a full time basis since January, 1960. He has maintained responsible positions and assignments in mortgage Brokerage/Banking, appraising, financial expert witness proceedings, sales brokerage, leasing and the ownership of income producing properties.

Norman Schoenfeld - an attorney, a graduate of Harvard Law School and New York University, has been an active leader for over thirty years in commercial real estate equity, placing construction loans and as a permanent mortgage lender. He was Vice President of mortgage subsidiaries for both Bankers Trust New York Corporation and Citicorp. He has been Vice President for the Trust Department for Bankers Trust Company, working with high net worth domestic and foreign clients and successfully handling swaps with troubled REITS. He has arranged as a broker several hundred million dollars of real estate financing and co-founded Schoenfeld Glickman Maloy Inc., his interest in which he has since sold. He chaired Spence Hill Associates, Inc..

Mr. Schoenfeld has been on the faculty of New York University’s Real Estate Institute, and has written for American Banker, Real Estate Review and the Appraisal Journal. Other publications include the Journal of RTC Real Estate, as a member of the Board of Advisors and Contributors. Together with Frank J. Parker, S.J., he authored Modern Real Estate (D.C. Heath). Mr. Schoenfeld has been a member of the Real Estate Board of New York and the Mortgage Bankers Association of New York.

Leonard Solinsky holds a BA in Economics from Brooklyn College. He has taught real estate finance at New York University. His affiliations include young mortgage bankers association, the networking group and B’nai Brith, Real Estate Division. Mr. Solinsky brings many years of business expertise to Pergolis Swartz. His prior experience includes thirteen years on Wall Street as well as being CEO of an international apparel company.

He has been in the mortgage business for eight years, the past five with Pergolis Swartz. His varied experience and enterprising ability are an asset, benefiting his clients needs in the way of obtaining lines of credit, construction loans, and acquisition and permanent financing.

Jerry Swartz began his real estate career with Sonnenblick-Goldman in 1970, becoming a founding partner of Pergolis Swartz in 1974.

As a financial intermediary for over 35 years, he has developed contacts that have enabled him to structure ventures, partnerships and relations in the real estate financial community that continue to flourish.

In addition to "vanilla" transactions, he has specialized in structured or value - added financing including acquisition, construction, Libor float to fix, earn-outs and lines of credit. He has initiated new lending practices for institutions who have since expanded their vision of finance.

Some Transactions and Accomplishments
  • Introduction of a developer to a major old line construction company on a specific transaction that led to a partnership that has become one of New York's major development / construction companies.
  • Arranged for a first time developer to purchase a major multi-phase attached housing development site with acquisition, land development and construction financing.
  • Introduced property owner to hospitality developer and arranged joint-venture, construction financing and permanent financing for Manhattan boutique hotel.
  • Arranged $200,000,000 line of credit for structured lender with Wall Street.
  • Arranged long term lease for commercial space of Manhattan co-op.
  • Introduced unsold share specialist to opportunity fund for acquisition, cosmetic upgrade and marketing for resale on multiple projects.
  • Arranged for debt on major telecommunications building that started at $4,000,000 for 20% occupied facility and after 3 subsequent earn outs as leasing progressed, took out bridge lender with $55,000,000 Wall Street loan.
  • Consultant to boutique segment of hospitality industry, vis-a-vis real estate financing.

Michael Volpe provides his clients with an honest and knowledgeable approach throughout the entire financing process. He strives to establish a close relationship with all of his clients based on the utmost integrity.

Real estate is unique in the fact that no one asset is identical. Michael’s background in the real estate industry allows him to identify and place each deal with the appropriate institution. He does this with professionalism and candor and understands the needs of his clients.

Prior to joining Pergolis Swartz Associates Inc., Michael worked in the appraisal and title insurance industries. Those experiences have proven invaluable and have assisted in providing Michael with the ability to consult clients on complex deals.

Michael holds a BA from Wesleyan University in Middletown, Connecticut. In addition, he is in the process of earning an MS in Finance & Investment from New York University’s Real Estate Institute. Michael is involved with several groups at NYU including Young Real Estate Professionals and the Entrepreneurs and Investors Group.
